Complete Renovation of a Midcentury Home
The owners of this 1960’s era home were first and foremost concerned with the safety and stability of their home, namely seismic strength and guarding against water intrusion. Once the safety and stability issues were addressed, they decided to pursue a major remodel of the home. The scope of work included the following: Voluntary seismic retrofit at the garage, soft-story level. Remodel of the façade – remove brick, repair dry rot, and apply low-maintenance siding and stucco. Repour the stairway to the main entry. Upgrade single paned windows to energy efficient dual paned windows. Paint the exterior. Remodel the kitchen and dining room. Remodel the master bathroom and hall bathroom. The goals of the interior remodel were to create an open kitchen and to right-size the bathrooms. The home has a sweeping southwest view that was previously only visible from the living room. The owners were very conscientious about using green and/or sustainable products for their remodel and chose bamboo for the cabinetry, quartz composite countertops, energy efficient appliances, lowE2 windows, and low VOC finishes for their interiors. The goals of the exterior remodel were to update the façade. During the pre-construction needs analysis, it was determined that the brick façade was unstable. The owners were happy to part with the brick and apply a smooth finish stucco and low-maintenance concrete shingles. It was not a concern to add square footage to the existing 1700 square foot home; the main goal was to make the most use of the floor plan that they had and maximize the layout and flow. They now find that they spend more time in their living room enjoying their view, reading and being able to chat with each other while one is preparing meals in their open kitchen. Architecturally Significant Midcentury Renovation
The renovation of this architecturally significant home in Palm Springs was a fun project. The house was a victim of several bad remodels. In the 70’s the atrium and courtyard (an integral part of the original design) was covered with an aluminum screened porch and the atrium completely enclosed to become a den. In the 80’s someone thought it was a good idea to cover the original terrazzo floors with stick-on vinyl tile with a simulated wood parquet pattern. In the 90’s the house was given a pastel pallet with mauve and light blue. At some point, decade undetermined, the walls were coated with a rough stucco finish to simulate a rustic Spanish style home, complete with murals of cactus! Our mission was to strip it back to it’s original glory. Small Projects
Many think that small projects are easier to plan and complete but it is not always true. If the project involves a kitchen or bathroom there a 100’s of decisions to be made and finishes to choose. Small projects take close supervision and management and can consume as much time as managing a full scale remodel of an entire house. Because budgets are usually smaller on these projects the margin for error is less. If the advance order items are not onsite when needed the project grinds to a halt and trade contractors (plumbers, electricians, painters, etc) move on to other jobs. Once the items arrive the trade contractors will have to be rescheduled. A simple slip can cause a domino effect on a small project. These projects are examples of some of our small projects that we’re planned, designed and completed. Millennium Tower Penthouse
Our client’s were ready for an “adult lifestyle” and sold their single family home where they had raised their two children and purchased two units at the Millennium Tower in San Francisco. We were hired to combine the units into one large penthouse. The combined units have 3000+ square feet with 3 baths, 3 bedrooms, a media room and a huge living/dining area. San Francisco Edwardian Home Kitchen Renovation
Our clients purchased this Edwardian home in San Francisco. They loved the period details but the separation between the kitchen and the dining/living area was not ideal. We designed a renovation that updated the kitchen and removed the wall between the kitchen and the dining room to form an entertaining bar and an open kitchen. The kitchen features top of the line appliances and granite counters. The white cabinetry is a transitional style that will fit with many decors. In an open concept floor plan the rooms have to work together and the components need to compliment each other. That does not mean all the cabinetry in the house has to be the same. The color could be in common or perhaps the door profile. But whatever element is repeated it will service to make the house feel planned and cohesive.
